Project Overview
The Gateway project contemplates improvements on an approximate 10-acre site bounded by Interstate 90 Exit 333 to the south, Highway 89 / West Park Street to the west and Crawford Street to the north. This currently blighted site would be redeveloped and repurposed one step at a time, improving the aesthetics of this important Gateway into our town with needed and desired commercial, retail and residential improvements.
The Market
Livingston is the gateway to the original (north) entrance to Yellowstone National Park and remains an important stopover for Park visitors. In addition to Park visitation, fly-fishing and rafting on the Yellowstone River, hunting, rodeo, skiing and snowmobiling opportunities result in an excess of 1,000,000 annual tourism visits to the city. An important consideration when evaluating economic issues in Livingston is its proximity to booming Bozeman, just 23 miles to the west. Though Livingston locals insist on its independent identity and a very different ‘vibe’, the city can’t help but be impacted by the growth of Bozeman particularly relative to housing availability and cost. The steady pace of commercial development in Bozeman, including hotel development in recent years, was a primary influence on the identification of Livingston as an underserved hotel market, especially in the upper midscale, select-service segment.
The Location
Three interstate exits serve the Livingston market. Though there have been recent and ongoing development attempts at both the east end (exit 337) and west end (exit 330) locations, most agree that exit 333 (highway 89,) linking the historic district of Livingston to Yellowstone National Park through scenic Paradise Valley along the Yellowstone River, is the best choice for the proposed development.
Livingston Montana is an historic railroad town of approximately 7,500 residents located within agricultural Park County.
Phase One
The initial phase of the Gateway project will be anchored by a 90-room Fairfield Inn and Suites by Marriott. This would be the first new hotel build in Livingston in decades and importantly, a branded hotel that will encourage visitors to our community that previously passed by because of its absence. Commercial and retail support services will be added nearby in the areas indicated. In the future, the Gateway project hopes to include important adjacent parcels to further achieve its vision.
